Cost & pricing

How much does a wet room cost in the UK?

Typical installed ranges by room and per square metre — and where the number moves.

The short answer

A fully tanked, level-access wet room in the UK typically costs around £5,000–£10,000 for a full wet room, with many projects working out at roughly £1,500–£3,500 per square metre depending on the floor build-up, waterproofing method and how easily the waste can be routed. Within that, the tanking and waterproofing is usually £500–£1,000, drainage and plumbing changes commonly add £500–£1,500, tiling and finishes £1,500–£4,000, and labour often accounts for 40–60% of the total. A small wet room of around 3m² often falls in the £3,000–£5,000 range. The main drivers are room size, the subfloor (timber or concrete), the drainage route and the finish you choose.

Price depends mainly on the size of the room, the subfloor you are tanking, how far the waste has to run, and the finish. The figures below are typical UK ranges for guidance, not quotations.

Why the range is wide

A wet room is a waterproofing job as much as a tiling one, so the price turns on things you cannot see in a brochure: the condition and type of the subfloor, whether the falls can be formed in screed or need a pre-made former, and how far the drain sits from the existing soil stack. Because labour is typically 40–60% of the total and the tanking has to be done meticulously, a measured survey gives the only accurate figure. Treat the ranges here as a sense-check before you take quotes.

A note on quotes: compare quotes on the same scope — same room size, the same waterproofing method, and whether tanking, drainage falls, underfloor heating and making good are all included. A lower number that leaves out tanking or the drainage former is not really lower; get the scope written down so you are comparing like for like.
